Hall Farm Barns are located to the south of the village of Freckenham on a former farmyard, bordered by other residential properties. The barn is accessed by a track from Church Lane over which the purchaser will be granted rights and will be responsible for contributing towards maintenance repairs. Freckenham is a small village with facilities including public house, village hall and Church and is approximately 10 miles north‐east of Newmarket and 3 miles south‐west of Mildenhall.
An attractive brick and flint range of barns under a pitched roof. Being sited at the edge of the village it has countryside views to both the south and the east. The buildings provide an excellent opportunity for a tenant/developer to undertake a sympathetic refurbishment of these buildings to provide commercial/office space and other uses as indicated above subject to planning permission. The buildings require complete refurbishment.
Buildings comprise the following:
• A detached 19th Century timber framed, open fronted cart lodge under a galvanised iron roof with an earth floor. The barn has an adjoining 19th Century brick and flint storage building to the rear under an asbestos roof which comprises three separate areas.
• Timber framed, part brick and flint former cart lodge, forming part of the western side of the redundant farmyard, converted into two loose boxes at the northern end, with two open fronted bays at the southern end. The building has a part concrete/part earth floor under an asbestos roof.
• A late 18th Century traditional barn forming the eastern side of the redundant farmyard and attached at the northern and southern end to residential properties. Of brick and flint construction under an asbestos roof, with later roof timbers, the barn has two arched doorways on the western elevation and two large single sliding doors on the eastern elevation. Internally divided into two separate areas with an internal personnel door and concrete floor.
There are no services. Any buyer or tenant would need to arrange for connections if required.
There is a right of way from the public highway directly into Hall Farm. Applicants will need to make their own planning enquiries to the Planning Authority over potential alternative uses for the Barns, including tourist use, light industrial and commercial use plus recreational and community use. All subject to planning.
TENURE AND POSSESSION
The Barns will be offered for sale or to let with vacant possession upon completion or to let on a full repairing and insuring lease for terms to be agreed. Any lease is to be excluded from the Security of Tenure Provisions of the 1954 Landlord & Tenant Act Part II.
The freehold will be sold subject to the terms of an overage clause whereby the vendor will retain 80% of any uplift in value of all or part of the site in the event that planning consent is obtained for residential use of the freehold buildings for a period of 30 years from the date of transfer of the freehold ownership.
Business rates are to be assessed. If the barns are let for non‐agricultural use, business rates will be payable by the tenant.
PLANS, SCHEDULES AND AREAS
These have been prepared as carefully as possible with boundaries shown as outlined on the sale plan included within these particulars, but for identification purposes only.
HEALTH & SAFETY
The existing barns, outbuildings and the cart lodge are fully or partially covered with asbestos corrugating sheeting. Potential applicants should make their own enquiries regarding the cost implications and health and safety issues involved in the removal and disposal of this material.
